Permitted Payments

Under current legislation in England, landlords or agents cannot require you—or anyone acting on your behalf—to make certain payments as part of a tenancy. This includes being asked to take out a loan, pay for insurance, or enter into contracts with third parties for additional services.

The only payments you can legally be asked to make are known as Permitted Payments.

Below is a breakdown of Easiliving’s permitted payments:

  • The rent
  • A refundable tenancy deposit of one month’s rent which will be protected by The DPS or MyDeposits.
  • A non-refundable holding deposit to reserve a property of one week’s rent.
  • Payments to change the tenancy when requested by tenant, £50 per tenant change or reasonable costs if higher.
  • Payments associated with early termination of the tenancy, when requested by the tenant.
  • Payments in respect of utilities, communication services, TV licence and council tax.
  • Default fee on late payment of rent.
  • Replacement of a lost key/security device giving access to the housing, where required under a tenancy agreement.

Qualifying Info

Before booking a viewing or paying a holding deposit, it’s important to make sure you meet the necessary criteria. This includes income requirements and credit history checks for both tenants and guarantors.

Failing to disclose relevant information could result in your deposit being withheld in line with the Tenant Fees Act.

Below is a summary of the qualifying requirements for renting with Easiliving:

Check you meet the criteria before booking a viewing:

  • You must disclose any history of bad credit, CCJs, IVAs, or bankruptcy.
  • Tenants or guarantors must earn at least 3x the annual rent.
  • If you fail to disclose relevant information and do not pass referencing, Easiliving reserves the right to retain your holding deposit in line with the Tenant Fees Act.
  • To reserve a property, a holding deposit equal to one week’s rent is required.

If a tenancy agreement isn’t signed within 14 days, we may retain the deposit and relist the property.

Tenant Referencing

As part of the referencing process, Goodlord will carry out a full background check on you and, if applicable, your guarantor to ensure you meet our rental criteria.

This includes:

  • A credit check
  • Employer or accountant reference
  • Previous landlord reference
  • Proof of ID

To pass referencing, tenants or guarantors must earn at least 3 times the annual rent and have no history of bad credit, CCJs, IVAs, or bankruptcy.

Right to Rent

Under UK law, landlords and letting agents must confirm that all adult tenants have the legal right to rent in England. As your agent, Easiliving is required to carry out identity checks and verify documentation before you can move into a property.

Below is a summary of what’s involved and what documents you’ll need to provide:

Under Section 22 of the Immigration Act 2014, landlords and letting agents must ensure that any adult occupying a rental property in England has the legal ‘right to rent’. This applies to all tenants whose primary residence is in the UK and includes British citizens, EEA or Swiss nationals, or individuals with the appropriate immigration status.

As your letting agent, Easiliving is required to:

  • Check your original documents to confirm your right to rent in England
  • Verify the documents of any other adults living at the property
  • Make and securely store copies of these documents until your tenancy ends
  • Return your original documents once the checks are complete

If you are unable to provide the necessary documentation, you will not be eligible to rent a property in the UK.
